Keep in mind that any upgrade u make to your home will not net you a 100% or more ROI, but rather help to faciliate a quicker sale when compared to comparable homes. This ascertain is validated by the annual NAHB (nat'l assoc of home builders) annual report of cost v. value report. . I always advise my sellers to leave things satus quo as their ideas of an upgrade is subjective and may not be to the likig of a potental buyer who may untlamtely uninstll that new fixtures due to their adverse tastes.
Having said that, I always montor feedback from both Realtors and their potential buyers. If I see a common thread (i.e., the kit or baths need to be updated), then and only then do I begin to broach these issues with a aeller . . . be it a price reduction in consideration of the needed updates or a need to perform upgrades. One may argue that this is lost time, but I agure that in this market time on market is one of the dominating factors adhereed to by buyers.
